HLCI Announces Eagle Alliance Crossing, a 514,726-SF Industrial Development in Fort Worth’s Alliance Submarket

FORT WORTH, TEXAS (October 12, 2026) —

Holt Lunsford Commercial Investments (HLCI), a market-leading commercial real estate investment and development firm, announces the development of Eagle Alliance Crossing, a five-building Class-A industrial park totaling 514,726 square feet on 50.31 acres in Fort Worth’s Alliance submarket.

Located at 18344 FM 156, the site sits in the heart of Alliance, North Texas’s premier inland logistics node, offering direct access to State Highway 114, I-35W, and the broader DFW distribution network. The park pairs a 229,398-square-foot cross-dock building with four shallow-bay buildings, filling a significant supply gap for mid-size and sub-100,000-square-foot users in a submarket where institutional development has concentrated almost exclusively on large bulk product.

Project Overview

Eagle Alliance Crossing will feature five Class-A industrial buildings totaling 514,726 square feet. The park pairs a 229,398-square-foot cross-dock building with four shallow-bay buildings ranging from 29,480 to 162,524 square feet, delivering clear heights up to 36 feet, dock-high loading, and deep, securable truck courts throughout. The site also accommodates significant outside storage with up to 2.2 acres at Building 1 and up to 3.7 acres across the remaining buildings, a feature that is highly desired across tenants in the market and largely absent from the surrounding industrial supply.

Construction on the project is set to begin in Q4 2026, with completion targeted for Q1 2028.

“Fort Worth has been a great market for us and we’re excited to be adding to the pipeline again,” said Hutton Lunsford, Chief Investment Officer of HLCI. “Our 1,000,000-square-foot project in south Fort Worth just delivered and signed a full-park lease while under construction. We have two developments breaking ground in Fort Worth later this year and we’re actively looking at more.”

Location Advantage

Eagle Alliance Crossing sits at 18344 FM 156 in Fort Worth’s Alliance submarket, the only inland logistics node in North Texas that combines a dedicated cargo airport, a Class I intermodal terminal, and direct interstate access within a single master-planned park. The site is 0.5 miles from State Highway 114, 2.8 miles from I-35W, and minutes from Fort Worth Alliance Airport and the BNSF Alliance Intermodal Facility, giving tenants same-day truck reach across the full DFW Metroplex and overnight reach into most of the central United States.

About HLCI’s Expanding Development Portfolio

Currently, HLCI has more than four million square feet of active industrial developments across Texas, with this site representing a strategic addition to that pipeline through the firm’s third industrial fund.

Beyond this acquisition, HLCI has several additional projects underway and under contract across the Dallas-Fort Worth market—each reflecting the firm’s conviction in the region’s long-term demand trends. HLCI continues to actively pursue land acquisition opportunities where supply constraints and tenant demand converge.
