The Challenge
Make-A-Wish of North Texas, headquartered in Addison, Texas, faced a critical workplace challenge in the post-pandemic era. Their aging office space had become unwelcoming to employees and benefactors, forcing donor and family meetings to be held off-site and discouraging employees from attending the office regularly. CEO Kim Elenez and COO Michael S. Smith engaged Brian Wilson and Tom Land to explore a comprehensive solution for relocating the headquarters.
The Strategy
HLC conducted a comprehensive market survey of 35 properties, evaluating each against 10 unique amenities ranging from 24/7 security to accommodation for the organization’s iconic Wish Tree sculpture. Each property received a “Site Score” to enable accurate apples-to-apples comparisons. The team narrowed the options to seven initial tours, followed by three additional property tours. Lincoln Centre emerged as the top choice among finalists. As an AA Trophy Office Building, securing this premium space for a non-profit organization required strategic negotiation across multiple fronts.
The Outcome
HLC executed meticulous space planning to accommodate all 35 employees within just over 7,000 SF, negotiated rates significantly more attractive than other Lincoln Centre tenants, and secured nearly a full year of abated rent. Additional negotiations included a prominent location for the Wish Tree sculpture, building signage rights on the 1.7M SF complex, and lease provisions allowing Make-A-Wish to host events at Lincoln Centre facilities—eliminating costly off-site venue expenses.
The relocation process culminated with Make-A-Wish’s official move in and ribbon-cutting ceremony. The new headquarters has been consistently described as “magical” by Elenez.
