The Challenge
SiteOne Landscape Supply operated a decentralized network of 18 service centers throughout the Dallas-Fort Worth metroplex and required a strategically positioned regional distribution center within the market. The proposed distribution facility would support distribution operations to all DFW service centers, as well as strategic locations in Houston, Austin, San Antonio, and Tulsa.
The Strategy
HLC deployed its specialized labor analytics team to determine the optimal location within the metroplex for the distribution center. Broker Adam Curran conducted a comprehensive market-wide search for facilities capable of accommodating a 250,000 – 325,000 SF operation with the specific features SiteOne required for optimal functionality. After touring available properties and soliciting competitive proposals, SiteOne secured two preferred options, leveraging market competition to obtain favorable lease rates.
Additionally, Curran engaged construction and project management teams to provide seamless support, while utilizing HLC’s financial analysis services experts to develop detailed lease cash-flow models, enhancing SiteOne’s data-driven decision-making capabilities.
The OUTCOME
Curran successfully negotiated lease terms for a 337,931 SF facility at 1200 W. Wintergreen Road in Hutchins, Texas, securing highly favorable lease conditions for the client.
