The Challenge

B&A Architectural Products had been a long-term tenant in the Bruce Way Industrial Park in Seagoville. When institutional ownership acquired the park, tenants were given 30 days to accept new terms or vacate. When their initial lease came up for renewal, HLC was hired to negotiate the best outcome so BA Architectural could continue operations in the park without disruption or unfavorable terms.

 

The Strategy

By compiling comprehensive market data and identifying financial exposures in B&A Architectural’s existing lease, Holt Lunsford Commercial engaged the new landlord with a targeted strategy to reduce the business owner’s personal liability, bring the proposed lease rate down to market levels, and achieve concessions based on the tenant’s credit profile.

HLC presented the landlord with market evidence demonstrating the proposed rate exceeded comparable properties, and leveraged B&A Architectural’s strong payment history and operational stability to negotiate more favorable terms.

 

The OUTCOME

HLC reduced the proposed starting rate by $0.20/SF and leveraged the tenant’s credit profile to achieve one month of free rent. This equated to $20,052 in savings over the three-year lease term.

More significantly, HLC successfully removed all personal liability from the business owner, eliminating personal risk and protecting the owner’s assets. This structural improvement provided value beyond the quantifiable rent savings, allowing B&A Architectural to continue operations in a familiar location with enhanced financial protection.
